Apartment Construction Can't Keep Up With Demand

Leasing specialist says occupancy rates are above 90 percent at many complexes

North Texas is booming, and apartment builders are having a hard time meeting the demand.
In just the last six months, developers have started construction on more than 3,200 new apartments, and more complexes are planned, according to MPF Research in Carrollton.
Construction cranes tower over Interstate 35E in Dallas' Design District, where a 22-story apartment high rise, Hi Line Residential.
Ebby Halliday leasing specialist Kat Garner said the Design District, as well as nearby Uptown and downtown, are in high demand.
She said she sees occupancy rates above 90 percent at most DFW apartment complexes.
"A lot of people that might have thought about buying maybe can't sell their homes from wherever they're coming from so are looking to lease to start with," she said. "You used to be able to find maybe a one-bedroom apartment in Uptown for under $1,000 and not have a problem. Now you're looking at more -- to get something reasonable, $1,100, $1,200, and going on up from there."
Garner said she has a tough time finding clients a nice apartment at a reasonable price.
"There are still specials out there," she said. "A lot of properties, however, are kind of veering away from the one, two and three months free and sort of offering maybe reduced rates. But the starting market rates are higher, so the specials aren't as great as they used to be."
Garner advises starting an apartment search now if you are planning on moving in the next couple of months.
Most apartments that are under construction now won't be ready until next year or later.

Anyone need a House? Deion Sanders has two on the market in Dallas.

deion sandersPro Football Hall of Fame-er Deion Sanders must like real estate as much -- or even more than -- football. The former Atlanta Brave and twotime Super Bowl winner had his two Dallas homes on the market during this year's Super Bowl XLV in Arlington, Tex., hoping for a big audience. His agent, Marilyn Hoffman of Hoffman International Properties, sponsored one big NFL pre-Super Bowl party just so she could put her listings, including Deion's, on display.
He may have played for Atlanta, but like any good Texan, Sanders has his city-slicker place, a coolio Dallas penthouse listed for $7.5 million, and a $21 million ranch in Prosper, Tex., about 45 minutes north of Dallas.









The Prosper Ranch:
Deion's 109-acre ranch home boasts 29,122 square feet, has a two-story entry, banquet dining space, and an indoor basketball court and bowling alley. This magnificent home also boasts indoor and outdoor pools, a billiard room, a movie theater, a hall of fame gallery, a football field, a tennis court, a 12-acre lake and a guest house. Just so no one gets cold, there are also five fireplaces throughout, a game room and one car port.

The home is on the market -- still -- for $21 million. The Collin County Appraisal District shows a slightly different value: $5,410,602. Hint: Get the mineral rights.

The Penthouse:

This James Cheng-designed unit is in one of Dallas's first LEED-certified residential condos, the Azure. Sanders has it on the market for $7.5 million. Looks like he bought it lock, stock and barrel, Suite 3002, in 2009. The 5025 square feet include some balcony space. And this is a two-story condo, with a rooftop terrace and lounge with bar and full bath (so nice for guests, keeps your own potty pristine) and a private elevator to it all -- rooftop private pool, roof garden and fireplace. There is also a two-story living room, a terrace lounge that features a bar, an outdoor fireplace and a full bath.




How to find the best deals on rent!

Allison G. wanted to move to a nice one-bedroom apartment in Beverly Hills for as little rent per month as possible. Though the median for a one bedroom in the area is $1,850 a month, Allison found her dream apartment--with outdoor space, hardwood floors and parking -- for under $1,400.

When you're in the market to rent a new apartment, it's important to be equipped with the right tools to find yourself the best deal. From being informed about the area to which you want to move to simply being nice to your potential landlord, there are a variety of ways to get the deal you need on the apartment you want.

Our experts share tips on getting the best rent deal.


It's still a renter's market out there and many experts agree that now's the time to get the best deal possible on a rental. Bill Deegan is the executive director of the American Tenants Association, a grassroots organization aimed at enhancing the quality of life for renters through legislative action. "Renters have been second-class citizens," he says. "With the rush for everyone to be a homeowner, it was lost. Tenants are the great unleveraged class."

Mark Verge, owner of Los Angeles' rental website, Westside Rentals, and owner of several rental properties, says, "There are so many things you can do to make renting to your advantage. And they are totally simple, basic things."


1. Do your research

"Don't jump at the first thing," Deegan suggests. "Do comparison shopping, it's a major purchase. Folks will go out and price television sets to save $50 on a one-shot purchase, whereas saving $50 on monthly rent, times 12, makes a lot of sense and a big difference."

Verge echoes this sentiment, "You have got to look at 10 places at least. Shop! Shop! Shop!"


2. Check out vacancy rates

Deegan thinks research is especially important in regards to deals on rent. "Right now many landlords have vacancy rates in the double digits, meaning they have many empty units, so the tenants are in the drivers seat. In these cases it's a supply and demand issue and this is for multi family and single family housing. Check the vacancy rate in your community and negotiate from strength."

Bargain and negotiate

Don't accept prices of rent as quoted -- there's still time to bargain! An empty apartment does an owner no good, so they might be willing to rent to you for less rent per month if they get you in immediately. Also ask for additional months to be rent-free if you sign a longer lease. See if you can move in without a deposit or inquire if utilities can be included. Incentives are often part of the process to lure renters -- remember, you won't get a good deal if you don't ask for it.


4. Bad credit isn't a deal-breaker

"If you have bad credit, explain right up front what the problems are and what happened," suggests Verge. "The issues are: Do I trust them? Do I like them? If so, you understand things happen and will rent to them - and even for less than the rent I initially intended." He says being upfront helps for any other problems you think you may have. "I had a nice guy with three kids and he was scared. I told him to show up with the kids and let the owner meet them. Your weaknesses can be your strength if you are up front from the beginning.

5. Show up in person

Verge says that you have to show up in person so landlords know who you are. Verge explains that this is your biggest chance to make a difference in your rent, "If you are nice, pleasant and honest, you have the best shot at getting a deal."

Deegan also thinks this is important, for other reasons. "Many landlords don't quote prices over the phone, so you do it in person. And you should want to go anyway; you want to visit the community you will be living in."


7. Overwhelm them with nice

For Verge it's very simple, "I will lower rents if I like them, so be nice and pleasant. If I ask a question and the person won't answer it, or is defensive or rude, then I don't like them. Not only will I not give them a deal, but I won't rent to them at all."

8. Present yourself in the best light

Verge thinks you are your best asset. "Bottom line is: It's a business deal. You want to show up looking nice and you should compliment the place. Say you want to pay $1,600; you can go to places that are $1,800 or $2,000 and negotiate down if you do these things."


9. Be prepared

If you have a good credit history, bring a copy, as well as proof that you paid rent at your last apartment on time. Knowing they are getting a solid tenant is a great way to make the case for why they want you, and why they should drop the price to get you.


Allison found out firsthand that in the apartment-hunting process you are your own best asset. Not having great credit, she was nervous that no one would rent to her. But by being up-front and forthright about her finances and explaining why she would make a great tenant, within a few days she signed a lease on her dream apartment for a great price.

Verge likens the process to dating. "I can't date you over the phone. I want to meet you in person, like you, ask you some questions, and if that goes well, we are on our way." And you get your great deal on rent.

Smart Search Engine Optimiation (SEO)
Boost Your Web Presence  

The Internet is the fastest-growing, most exciting medium for expanding business today. But, to be successful on the Internet, you must use smart Search Engine Optimization (SEO) that will drive your site toward the top of search engine listings when prospects search keywords related to your products and services.

The following ideas will improve your ability to drive business to your website:

1.  Research Keywords
Start with a list of all keywords you think prospective customers might search if they were looking for your service on Google, Bing or Yahoo.  These words or phrases should be sprinkled throughout your site's content.

For movers, we recommend a list of keywords including:  long distance moving, local moving, international moving, moving companies, movers, storage, etc.
      

2.  Content is Key
Copy on your site should include your keywords and deliver a well-written, informative message that promotes the outcome you are seeking whether it's information delivery or sales.

- Create a web page for each of your top keywords.  For example, "Long Distance Moving Services", "Local Moving Services", "Storage", "Free Moving Estimates", etc.

- Title tags on every page
in your site should be keyword focused.  This text is important to the search engines trying to figure out what your site offers visitors.  Each page should have a unique title.

- Photo ALT tag should be named so that they clearly set the photo apart form the other tags in the coding.  Even though photos enhance the appearance of your site, search engines can't read them.  You need to include keywords in the photo ALT tag description in order for them to boost SEO.  Many search engines search for these keywords as part of the description to ID photos.

- Avoid Adobe Flash on your site, or at most use it sparingly.  It does nothing for your SEO because search engines cannot read flash content.

- Update your content regularly.  If you have a blog, try to post at least three times a week.  When content is fresh, search engines react favorably.


3.  Add a Site Map  
The site map gives search engines a concise listing of your site's content.  Best of all, you don't have to know how to develop a map.  There are sites to help you do this.  (Try www.xml-sitemaps.com.) Be sure to also submit the site map to the search engines. (See #6 below.)


4.  Boost Rankings with Relevant Links 
Search engines are becoming very sophisticated at telling if links are relevant to your industry.

 - Find moving industry websites that support or enhance your services to link to your website.  Links from related industries will boost your ranking while unrelated links offer no help to SEO.

 - Sites with a .edu suffix are given special consideration by search engines, so it may be worthwhile to search out links to related educational websites that will welcome the link.

 - Post comments on blogs, forums, and discussion boards.  Add links back to your own website from the text.


5.  Submit your website information 
Don't wait for search engines to find you!

 - Submit to search engines, especially the most commonly used ones:  These links will help:

http://search.yahoo.com/info/submit.html
www.bing.com/webmaster/submitsitepage.aspx

 - Submit your site to www.dmoz.org/help/submit.html.  This independent, nonprofit web-directory site is checked by people, not machines.

Search Engine Optimization isn't something you finish and then move on.  You need to plan to work on your SEO daily to keep your site fresh and your Internet-generated business growing.
